Input your projected sales price. If you aren't sure what the projected sales price could be, an expert from Realicore can help provide you with sales comparables.
Input the remaining balance of your first mortgage. You can find this number by looking at your mortgage statement or logging into your mortgage servicing company's portal.
Input the remaining balance of your second mortgage. Maybe you took out a HELOC to make some home repairs or buy some jet skis. No judgement.
Input your agent commission percentage. The average realtor commission is 4-6% of the projected sales price depending on the level of services you require from the agent.
Input unpaid property taxes. You typically pay property taxes twice per year. You pay half at a time. If you plan to sell the property and you haven't yet paid property taxes, escrow will calculate what you owe based on your close of escrow date and reduce it from your net profit.
Escrow and title costs. The average cost of escrow and title is 1-2% of the projected sales price. Maybe your realtor knows an escrow company that charges a flat fee that could potentially save you money on these fees. On the other hand, having an experienced escrow or title agent can save you a lot of headache and money.
Input HOA dues. If you have an HOA, we recommend putting at least 2-3 months of HOA dues into this box because most HOAs charge a fee to sell your house on top of any per diem HOA fees owed depending on the date you close escrow.
Input home warranty cost. Most buyers ask sellers to pay for a home warranty through escrow. This cost usually ranges from $300 to $500 and could be more depending on what the warranty covers.
