1. Introductory Call

A licensed Realicore Real Estate Broker or Agent will set up an introductory call with you to find out what your goals are as the rental property owner. During this call, we will explain how Realicore approaches property management, the services we offer, pricing for our services and answer any other questions that you may have. If you are reading this first step, you most likely already completed this introductory call.

2. Property Management Education

After our introductory call, some property owners are ready to move forward with our services immediately. These experienced property owners usually have a couple of real estate deals under their belt and already speak the real estate lingo. Other property owners may be doing this for their first time and have a lot of questions about the process, pricing, and services. No matter which category you fall into, we are happy to answer any questions you may have with additional phone calls, follow-up emails or in-person meetings and always with a smile on our face!

3. Property Walkthrough

When you are ready to hire us as your property management company, one of our agents will schedule a walk-through of your property. We do this before signing any paperwork to ensure that your property is in rent-ready condition. If the property isn’t ready, we can make friendly suggestions to maximize the success of your rental property based on our experience.

4. What Does It Mean To Be “Rent-Ready?”

If your property is already in “Rent-Ready” condition, you can move onto filling out the property management paperwork. What does it mean to be Rent-Ready? Check out our Rent-Ready Checklist for more information. If your property isn’t Rent-Ready, then we can help come up with a plan to get your property ready for tenants to start viewing it. The last step of getting the property into Rent-Ready condition is going to be a deep clean of the house including steaming the carpets and performing a deep clean on all of the appliances. This will help to attract the highest paying tenants who will take pride in renting your property.

5. Property Management Paperwork

Realicore’s Property Management paperwork can easily be completed online with our digital signing program or in person at our office or your property. We use California Association of Realtor (CAR) approved forms that are constantly being reviewed and updated by CAR attorneys so that you can best protect your investment and keep you in legal compliance with new laws. A typical property management contract is for one year and renews on a yearly basis unless you cancel services with our company. We are very transparent with all of our pricing so that you know exactly the services you get for what you pay. That being said, we will always take the opportunity to go above and beyond if it means keeping our clients happy.

6. Professional Pictures and Listing Online

Once the paperwork is complete, we will take professional pictures of your property and upload them to all the relevant rental websites such as Zillow, apartments.com, the MLS, Realicore and many more! In today’s digital world, pictures mean everything! They are the first impression that a potential renter gets of your property, so the difference between okay and great photos can mean more money in your pocket!

7. Tenant Pre-Screening

As the applications start to hit our inbox, we will begin to pre-screen tenants by checking their income, credit score, and background history. We also call two referrals. We call their current landlord or property manager and their current employer. We follow all fair housing laws.

8. Qualifying Applicants

We typically set up one property showing per week for any qualified applicants, whether we are showing one person or multiple groups. This also allows our team to check up on your property at least once per week while it is vacant. During the property showing, we will confirm which applicants want to move forward, double-check their application for inaccuracies, and call two of their referrals. The first referral we call is the applicant's employer to verify employment and the second referral we call is the applicant's current landlord or property manager to ensure that they were financially responsible, and they took good care of the property.

9. Lease Signing

Once we have finished qualifying the potential tenant and we decide to move forward with them, we will sign a lease, collect first month's rent and collect their deposit. We do not consider a property as officially rented until the lease is fully executed, we have the tenant's money and active renter’s insurance in place.

10. Move-In Inspection

When the tenant moves in, we will schedule a walkthrough with the tenant to give them their keys and complete a move-in inspection so that we have proof of the home's current condition. This move-in inspection is used when the tenant moves out to ensure the condition is the same except for normal wear and tear. If there are damages or cleaning fees that must be taken from the tenant's deposit we will do so and provide the tenant with an itemized list if requested.

11. Realicore Handles It All
