How To Break Up With Your Abusive Property Manager

Do you have a property management company that you just can’t seem to break up with? At first the relationship started out great, but now it’s stale and you carry all of the broken promises as baggage. Today is your lucky day! Realicore can help you break up with your abusive property manager!

Okay, so maybe abusive is a little much, but you don’t want to work with companies that play games with your money and real estate assets! Realicore is going to share with you some red flags to look out for so you can avoid getting into a bad relationship with a property manager in the first place.

We hope this guide will enlighten you when it comes to choosing a property management company and brings you a bit of a laugh at the same time. It’s safe to say we had fun with this article and took some creative freedoms. Read on!

We all want relationships to start off on the right foot. Maybe the first date was great and maybe you took a selfie together to commemorate the date. When you get back home and you look at the picture, you notice you had one eye closed. Cute, but not something you’ll save as your main profile pic. The property management equivalent would be like listing your property online with screenshots from Google Street View. Sadly we see this way too often. This is an immediate RED FLAG! Run while you still can!

Okay, so at this point you’ve broken up with this person.. four times. When they want to get a hold of you you go out of your way to answer, but when you need them, they are never to be found! Is your agent always unavailable or in a meeting when you try to get a hold of them? Or maybe your tenant is always calling you because they too can’t reach anyone from the property management team? You might then be thinking, Why hire someone else if you’re still going to be the one tied to your phone? Exactly, that’s RED FLAG number two!

Maybe their lack of communication also extends into their reports as well. How can you be sure that your property is being well taken care of when you can’t even get timely reports communicated to you? This is like being left on read for days, but the other person is out partying on social media. RED FLAG #3!

If you aren’t setting aside time for yourself and a little self-care, you are going to quickly get behind in the looks and mental health department. Another huge RED FLAG, and maybe one of the most noticeable to a property owner, is the lack of care and oversight being put into your property. You have entrusted this company with managing repairs and annual maintenance checks, which when neglected, results in upset tenants, and deferred maintenance! Deferred maintenance, over time will turn into expensive repair costs.

One of the main benefits of hiring a property manager is that they should keep your rental property in compliance with current laws and regulations. This information can be confusing and hard to keep up with, but that’s why you hired them, to do the important stuff. However, if the property management company isn’t keeping up their end of the deal, this can result in costly lawsuits or payouts to tenants that have been unlawfully wronged. If you can avoid a lawsuit in the first place, then that is the best case scenario! This is like going to therapy and figuring it out, but instead your property manager goes to therapy for you! Sounds great right?

So once you’ve made the decision to move on, how do you actually break up with your abusive property manager? Luckily, most professional companies handle break ups a little bit better than the average significant other, so just make sure that you examine your contract to ensure that you give them proper notice and then, give them written notice to end the contract. If you want Realicore Real Estate Group to review your current contract we would be happy to do so! Now that you’re free of the property management company who was dragging you down, and you know what to look for in a qualified property manager, you’re ready for Realicore.
