Services and Pricing for Residential, Multifamily, and Commercial

1-4 Unit Pricing

7% ($175 minimum per unit) and half of first month’s rent for a new lease

  • • Clear communication between Realicore, Owner, and Tenants

    • Rent and fee collection

    • Professional photos and video walk-through

    • Tenant credit, background screening, income verification and we always call 2 referrals: Employer and Previous Landlord

    • Complete marketing plan including internet advertising

    • Monthly financial statements

    • End of year profit and loss (P&L) statement and 1099 form for your accountant

    • Handling of all maintenance and emergency calls (Police and Fire)

    • Several maintenance contractors available weekdays and weekends for emergencies.

    • Online rental portal for owners and tenants

    • Electronic rent payments straight to your bank account

    • Review leases annually and raise rents accordingly

    • Bi-annual property inspections as needed

    • Scheduling of routine services: weed abatement, pest control, back flow inspections, fire alarm testing, clearing of roof debris and drainage

    • Vendor vetting

    • Enforcement of CC&R’s and HOA Violations

    • 3 Day Notice to Pay Rent or Quit, 30 Day, 60 Day and all other legal notices (Does not include cost of eviction attorney, court appearances or prelitigation)

    • Oversight of evictions

    • Real estate attorney approved leases (California Association of Realtors)

    • Move-in and move-out inspections

    • Dog and/or cat screening and deposit

    • Requirement for all tenants to have renter’s insurance

    • Monthly financial statements

    • End of year profit and loss (P&L) statement and 1099 form for your accountant

    • Handling of all maintenance and emergency calls (Police and Fire)
